Chinatown Mall is a destination of unique character and a mainstay of Brisbane’s primary cultural and nightlife entertainment district in Fortitude Valley. The proposal for 31 Duncan Street provides a much needed injection of commercial daytime activity through the addition of a commercial tower to Chinatown Mall’s existing carpark.
nettletontribe’s previous experience on a completed office tower design on the existing 58 Albert Street carpark has provided the expertise to understand the creative approach required to address the complex resolution between old and new.
The tower is comprised of 10 levels of leasable office space with a trafficable sky terrace, as well as modifications to the ground floor to create vibrant retail spaces, public arcade and lobby, and active travel facilities for the office tenants above.
Sustainability principles have been integrated throughout, designed to embrace the site’s sub-tropical climate. These include; a sky terrace and elevated gardens, winter garden balconies, shading devices, operable facade and natural ventilation. Articulation and visual interest are created through subtle changes in the floorplate’s angle and through the emphasis of design elements that responds to South-East Queensland environmental conditions.
