The Fitzpatrick Industrial Estate Warehouse 1, located in Erskine Park, is the first in a series of warehouses developed by Fitzpatrick Investments. This venture is strategically situated in a rapidly developing industrial area. Its advantageous location near the M4 and M7 motorways ensures excellent connectivity to the broader metropolitan region and positions it adjacent to the future Western Sydney Aerotropolis. The objective was to create an efficient warehouse facility that meets the customer’s specific needs.

Given the site’s proximity to densely vegetated conservation land, rigorous fire safety measures were imperative. nettletontribe was tasked with designing an efficient layout that navigates these environmental constraints. A key design goal was to infuse the office portion of the warehouse with a modern, bold sophisticated aesthetic. Achieving this involved innovatively addressing several challenges, including developing cost-effective details for the office section and fostering collaboration among the client, builder, and structural engineer to refine the concept.

The design ethos centred on delivering a state-of-the-art warehouse and office space. It emphasises maximising natural light, providing end-of-trip facilities for employees, and enhancing sustainability through rooftop solar panels. Challenges such as managing egress points in tight spaces, involving coordination with fire and civil engineers, and integrating retaining walls were meticulously tackled.

The project’s aesthetic is defined by dark glazing and “Monument” aluminium-clad blades accentuating the office facade, highlighted by timber-look Cemintel cladding at the entrance. The warehouse showcases a blend of “Woodland Grey” and “Surfmist” from Colorbond on precast panels and architectural metal sheets, harmonising beautifully with the office design.

The projects overall design significantly enhances operational efficiency and user experience with its well-organised hardstand and warehouse areas, ample parking, and staff amenities. Unique to this project are the specialised quality assurance rooms designed for testing TVs and washing machines, setting it apart from other warehouse developments.
