Located at the prominent intersection of Baker and Holloway Streets, Stockland Momenta establishes a strong urban presence through a carefully considered, architecturally led multi-storey industrial design
The project repositions the role of industrial development within the city, responding to both logistical demands and its evolving urban context.
The corner office components create a strong sense of arrival and form the main focal point of the building, marking the entry to the estate. A secondary office element at the opposite end of the Baker Street frontage provides a balanced composition, framing the overall building mass.
Operational requirements are integrated into the architectural resolution, with truck entry and exit ramps located at either end of the Baker Street façade. These elements are embedded within the design to maintain clarity of movement while minimising visual impact. At the northern interface, an acoustic wall screens the truck exit ramp, introducing a layered threshold between the industrial function of the site and the adjacent residential zone.
This acoustic wall is further articulated through a custom perforated metal screen incorporating a nature-inspired graphic. The screen mediates views, reduces visual bulk, and establishes a softer interface to the surrounding context. This layered approach is reinforced through a coordinated landscape strategy, which contributes to the transition from street to building and mitigates the perceived scale of the development.
The extensive Baker Street frontage is broken down through a series of vertical window slots positioned between internal warehouse racking. These openings introduce natural daylight deep into the warehouse floorplate, reducing reliance on artificial lighting during operational hours. At night, the continuous 24/7 operation of the facility transforms these slots into a subtle illuminated rhythm, animating the façade and contributing to the presence of the building within the public realm.
At ground level, a vertical batten screen adds a layer between the existing established tree line and the built form, softening the interface to the street and adding depth and texture to the façade. The modulation of these battens contributes to a consistent architectural language across the building.
Above, a landscaped rooftop recreation terrace provides dedicated staff amenity, incorporating planting and open space within the industrial typology. This level introduces an additional layer to the building, reducing the apparent bulk when viewed from the surrounding context and contributing to the overall composition.
Stockland Momenta demonstrates a considered approach to contemporary industrial architecture, where operational efficiency, environmental response, and urban integration are resolved within a cohesive design outcome. The project establishes a new benchmark for multi-level warehousing and last mile logistics, contributing to the evolving identity of industrial development within an urban setting.
Material selection and façade articulation work together to balance durability with a refined architectural expression. The combination of vertical modulation, layered screening, and integrated landscape results in a building that is both functional and contextually responsive.
