Purpose Built Student Accommodation in Australia

At the Property Council of Australia’s panel State of the Sector: Purpose Built Student Accommodation (PBSA), panel hosted by the Property Council Australia on ‘Tech Influencing Design and Operations’, our Managing Director Rodney Moyle shed light on the topic, focusing on what students are looking for in their educational housing.

Student's unique needs and preferences

With students being early adopters of innovative tech, understanding this demographic’s unique needs and preferences is crucial for architects and designers aiming to create spaces that not only appeal to but also enhance the lives of students.

Understanding the Digital Generation

Understanding student’s preferences and how they’ll use space plays a pivotal role in refining our design offerings, social media serves as a great digital briefing tool, helping us understand their needs, wants and values. With this information readily available, we take into consideration the typical 4 to 5 year development lifecycle from design to occupancy and align our projects with the latest tech trends to accommodate students by the time they occupy the spaces.

We should then apply feedback and adapt to the needs of students. This is a critical factor in designing spaces that are functional, secure, and appealing to a generation that values innovation and sustainability.

Designing for Connectivity and Community

Today’s students are looking for more than just a place to sleep, they want living environments that support their academic pursuits, social interactions, and personal growth. Recognising this, we prioritise communal areas designed to foster a sense of belonging and community for students by incorporating spaces such as common lounges, cinema and games rooms, and communal kitchens etc. These spaces connect students to their lifestyle needs, providing features that blend study, socialisation, and entertainment under one roof. We also need to consider the flexibility of living spaces, as it is not a one-size-fits all framework, designing spaces that allow for easy transitions between different living scenarios of each student minimises the need for structural changes later.

The Future of PBSA

Rod predicts a future where purpose-built student accommodation seamlessly integrates with the build-to-rent sector, offering a longer tenure option. This synergy would offer students and young professionals a broad spectrum of living options, catering to their evolving needs as they transition from academia into the professional world.

As architects at the forefront of the PBSA landscape, we are committed to delivering exceptional student accommodations. With our focus on connectivity, sustainability, and flexibility, we strive to create ecosystems that support and enhance the student experience, today and into the future.
